**How to Use Probate Data for Scrubbing and Skip Tracing**

1. **Gather Data from Courthouse Records**

* Probate Data collects information from filed petitions for probate at courthouses.
* Data includes property details, personal representative (PR) information, and attorney contacts.
* Note: Phone numbers or email addresses may not always be included in the filings.
2. **Scrub Data with Advanced Tools**

* Names and addresses of PRs are processed with data providers like IDI and CoreLogic.
* Missing phone numbers and email addresses are located using these tools.
* If phone numbers are on the "Do Not Call" (DNC) list, this is flagged for your decision.
3. **Retrieve Additional Property Information**

* CoreLogic is used to verify and gather comprehensive property details such as:

* Ownership information
* Sale history
* Square footage and other specifications
4. **Cross-Check Property Status on MLS**

* Probate Data checks the MLS to confirm if the property has been listed or sold.
* This information is updated continuously, even months after the probate case is filed.
5. **Provide Actionable Insights**

* After a year, unsold and unlisted properties are flagged, ensuring the data remains accurate and relevant.
* This helps you identify high-potential leads that still require assistance.

**Summary:** Probate Data ensures you receive reliable, up-to-date information about probate properties and decision-makers, helping you confidently reach out and offer your services.
