2. Deliver — $147 / month

Who it is for: one agent, one county, building a probate pipeline alongside an existing book of business.
What you get every time we run your county: Every probate case filed in your county, delivered to your inbox as a CRM-ready CSV. Skip traced, DNC scrubbed, and enriched with an AVM estimate, property characteristics, use group, market status and current owner on title.
What you get inside the platform: You can log in and search your county's full case history — not only what has been emailed to you. That is your historical prospecting: every case we hold for your county, filterable, going back as far as our data runs.
What downloads cost: Deliver includes zero download credits. That is the deliberate trade for the $147 price.

  • Anything already emailed to you is yours. Re-download it from your account at no charge, any time.
  • Anything else you find through search costs $5 per lead on demand, or $75 for a block of 100 downloads added to your subscription.

Adding counties: $75 per additional county per month. Each county you add expands both your email delivery and your search scope.
One thing to know up front: When you first subscribe, you receive our most recent upload for your county — not the entire county history in one file. The history is there and searchable; downloading it is what carries a cost.

Temporary — search scope. Deliver accounts can currently search nationwide. This is a short-term state while we finish the county-scoping work. Within a few weeks Deliver search will be limited to the counties you subscribe to, and non-subscribed counties will appear greyed out. If nationwide search is what you want long-term, Prospect is the tier that carries it permanently.


3. Prospect — $347 / month

Who it is for: the agent or investor who is not confined to one county — working a tri-county area, chasing a hot metro, or prospecting outside their home market.
Everything in Deliver, plus:

  • All cases in 2 counties delivered (a $75/mo add-on value over Deliver)
  • 100 downloads included every month (a $75/mo add-on value over Deliver)
  • Nationwide search. This is the differentiator. You are not limited to the counties you subscribe to. You can search, filter and prospect every county in our coverage — 130+ counties — and spend your download allowance anywhere you like.
  • 27+ filters for narrowing by property value, use group, filing date, market status and more. Market status is filterable across every tier — you can pull only Available cases, or only Unknown, without scrolling a full county.

The math against Deliver: Deliver at $147 plus a second county at $75 plus 100 downloads at $75 comes to $297. Prospect is $347. The $50 difference buys nationwide search instead of two-county search. At three counties, the equation flips: Deliver stacked to three counties with downloads runs $372, above Prospect.
Add-ons work the same as Deliver: $75 per additional county, $75 per 100 additional downloads, $5 per lead on demand.


4. Commercial — $847 / month

Who it is for: investors and teams who want the full picture of what an estate actually owns, including commercial holdings.
Everything in Prospect, plus:

  • All cases in 3 counties delivered
  • 300 downloads included every month
  • Additional properties owned by the decedent. Most probate data — ours included, until now — reports the address on the petition. That is one property. Estates frequently hold more. On Commercial, we surface every additional property tied to the decedent, each with use group (residential, commercial, land) and an AVM estimate.
  • Commercial property data. Where the estate holds commercial real estate, you see it.
  • Custom CRM integration. Tell us what you run and we build the connection.
  • Direct access to the product owner. Every Commercial subscriber gets a personal walkthrough and an integration conversation.

How many additional properties should you expect? It varies more than any other number in our data, and we will not pretend otherwise. Most cases have none. Some have a handful. In our LA County data since we began running this in July, one case carried 99 additional properties, another 79, another 65 — against a majority of cases with zero. Across 28 LA cases with any additional properties, the total ran to roughly 200–300 properties.
The honest framing: this is not a per-case guarantee, it is portfolio discovery. On the cases where it lands, it materially changes the size of the opportunity.
Finding them quickly: a filter for cases that carry additional properties is shipping the week of July 28, so you can pull only the multi-property estates rather than working through a full county to find them.
Worth knowing: a case can show a market status of NA on the primary address and still carry additional properties. That is normal, not an error. A decedent may have rented their home, or lived in a nursing home, while owning property elsewhere. Do not skip NA cases on Commercial — they are often where the portfolio sits.
Backdated data: Commercial subscribers can request historical additional-property data beyond our standard coverage window. This is quoted per request — the volume varies by county and date range. Ask and we will price it.

If you subscribed before July 2026: your pricing does not change. Legacy plans and legacy add-on rates stay exactly as they are for as long as you keep the subscription. This is a grandfathered rate, and it does not survive a cancellation — if you cancel and come back, you return at current pricing.


6. Common questions

Can I search on Deliver? Yes. You can search your county's full history. Downloading anything you did not already receive by email costs $5 per lead, or $75 for 100.
Why can I search nationwide on Deliver right now? Because the county-scoping work is not finished. It is temporary. Deliver search will narrow to your subscribed counties within a few weeks.
Do I lose access to leads I already downloaded? No. Anything delivered to you or downloaded by you stays available in your account.
Do unused downloads roll over? No. Download allowances reset with your monthly billing cycle.
What do I get during the $1 trial? Full access to the package you are trialing, for 7 days. If you start a Deliver trial you get Deliver; a Prospect trial gets you Prospect, including the 100 downloads and nationwide search. Commercial does not offer a trial — it starts as a paid subscription.
Can I filter by market status? Yes, on every tier. Filter to Available only, Unknown only, or any combination.
What data comes with each lead? Case and court detail from the probate filing, decedent and petitioner information, the property address, skip-traced contact data, DNC scrubbing, property characteristics, use group, an AVM estimate, market status, and the current owner on title.
We do not supply tax assessment records, full ownership history, or comparable sales. If you need comps for a listing presentation, pull them from your MLS. If you need assessment or full chain-of-title detail, your title company will run it.
What does "market status" mean? We report whether a property appears listed or sold on the MLS. You will see Available, Listed, Sold, Unknown, or NA.
A useful way to work it:

  • A leads — Available. Nothing indicates the property has moved. Call these first.
  • B leads — Unknown. We could not confirm status either way. Still worth the call.
  • C leads — NA or Sold. Likely no opportunity, though not always.

How accurate is market status? Honest answer: it catches MLS activity, and it does not yet catch title changes that happen off the MLS — pocket listings, cash deals, transfers within a family. On historical prospecting in particular, expect a meaningful share of properties marked Available to have already moved through a channel the MLS never saw.
We are building the fix: a separate "last deed change" column showing when title last changed and to whom, so you can judge for yourself rather than relying on our inference. Until that ships, the practical workaround most agents use is to send your list to your title company and ask them to run a quick title check. Title companies do this at no charge — it is how they earn your business.
Can I upgrade or downgrade? Yes. Contact support and we will move you. There is no in-app switch yet.
Is there a contract? No. Cancel any time, two clicks.
